Planning and delay analysis of a residential complex: A case study

Planning and scheduling has gained its importance over time when people realized the effect of improper planning which led to wastage of prodigious amount of resources. It has been understood that the effective time that is spent on planning and scheduling will help reduce the time that could be spent on execution. Therefore appropriate planning and scheduling has become an integral part of any construction project in order to reduce and control the delays of the project. To make a successful project in construction, only planning is not sufficient. Instead, regular tracking should also be done. Nowadays, many project management softwares are available which helps reduce the intensive paper work. This paper deals with planning, scheduling and tracking of a multistoried residential building at Trivandrum which has 213 flats (G+11) where construction is in progress. This case study was performed for a period of eight months. Following the tracking at several stages of the project, time impact analysis is also performed to determine the delay considering the expected external and internal circumstances. After performing time impact delay analysis, it was able to understand the exact situation of construction on the updated dates. Accurate analysis of construction schedule delays was also possible. TIA technique being the most realistic method, time extensions caused by schedule delays could be determined accurately. Delays due to bureaucracy of municipality, inadequate resources, quality issues, reworks, modifications, weather conditions etc. were observed. Delays in critical activities extended the project duration by 217 days. The software used in this project is Primavera P6.
